San Antonio Second Chance Apartments provides free apartment locating support to renters across Greater San Antonio and surrounding counties. We operate as TREC-licensed real estate agents under Spirit Real Estate Group (Broker License #562021-B).

-   Our services are 100% free to renters; apartment communities compensate us through a locator referral fee.
-   To qualify the referral, you typically need to name Spirit Real Estate Group on your guest card and application.
-   We do not guarantee approval at any specific community. Each community sets its own application criteria.

## 3\. Fair Housing & Equal Opportunity

We follow all applicable Fair Housing laws. We do not discriminate on the basis of race, color, religion, sex, national origin, familial status, disability, or other protected classes.

## 4\. Your Responsibilities

-   Provide accurate information about your situation, budget, and timing.
-   Honor the guest card / application referral so the community can credit our team.
-   Communicate any changes to your move plan promptly.

## 5\. Rebates & Promotions

Our move-in rebate is subject to qualifying guidelines (such as formally listing Spirit Real Estate Group on your application). Amounts and timing are described on our Report Your Lease page and may change. We may run additional promotions from time to time.

## 6\. Third-Party Services & Communities

Apartment communities, screening companies, guarantor companies, and other third parties set their own policies, pricing, and approval criteria. We are not responsible for their decisions or actions.

## 7\. Disclaimers

The website and our services are provided "as is." We do not warrant any particular result, approval, lease term, or rate. Our content is for general information and is not legal, tax, or financial advice.

## 8\. Limitation of Liability
