Summer Is San Antonio’s Biggest Moving Window
Roughly half of all San Antonio leases sign between May and September. Families move ahead of the school year, college students relocate to UTSA and area campuses, military families PCS in and out of JBSA, and renters use the longer days to tour. The whole apartment market gets denser, faster, and more competitive.
If you’re planning to move this summer — especially in July or early August — the calendar is already short. Communities raise rents on the most popular floor plans first, pull concessions, and tighten their move-in windows once their summer pipeline fills up.
When to Start Looking
For a July move, start now. For an August move, start by the second week of June. Communities post their newest specials about 30-45 days before move-in availability, but the best ones get scooped up by renters who are ready to apply within a day or two of seeing them.
If you wait until two weeks out, you’re shopping the leftovers — units that have been sitting because of price, layout, or location.
Catch Concessions Before They Disappear
Summer concessions exist because communities want to fill units fast. But once the units are leased, the concessions vanish until the next vacancy cycle. The big ones we’re seeing right now in San Antonio:
- One month free rent on 13- or 14-month leases at several Northside and Stone Oak communities
- Waived admin and application fees on look-and-lease specials
- Reduced security deposit ($99 deposit specials at select properties)
- Veteran and preferred-employer discounts still active on top of the above

What to Do This Week

- Lock your budget and target areas now. “I’ll figure it out when I tour” loses you good options.
